Job Description:
This is a hands-on Project Manager role leading new construction
projects from preconstruction through final turnover. You'll
oversee complex ground-up developments, coordinating field
operations, design consultants, and subcontractors to ensure
delivery on time, on budget, and to spec. Client Details Our client
is a reputable general contractor and construction manager with
deep roots in the NYC market. They specialize in ground-up mid-rise
residential, mixed-use, and institutional buildings across Brooklyn
and Queens, with a growing reputation for craftsmanship,
transparency, and a boots-on-the-ground approach to project
execution. Description Manage ground-up construction projects from
preconstruction through closeout Direct all aspects of the project
lifecycle including budgeting, scheduling, procurement, permitting,
and subcontractor coordination Lead on-site meetings with owners,
architects, and engineers; ensure alignment on design intent and
construction methodology Review and manage subcontractor scopes,
bids, and buyouts Maintain the master schedule and mitigate risks
through proactive planning Ensure compliance with NYC DOB codes,
safety protocols, and internal quality standards Oversee site staff
and collaborate closely with the superintendent to ensure smooth
field execution Track and approve change orders, review monthly
billing, and manage project financials Profile You're a confident,
technically skilled project manager with a successful track record
delivering ground-up projects in NYC. You thrive in fast-paced
environments, enjoy solving complex construction challenges, and
have the leadership skills to guide teams and manage client
relationships. Qualifications: 5 years of experience managing
ground-up projects in NYC (commercial, institutional, or
multifamily) Proven experience delivering $10M-$50M projects from
start to finish Deep understanding of NYC DOB, zoning regulations,
and permit processes Strong scheduling skills; proficient in MS
Project or Primavera P6 Familiar with Procore, Bluebeam, and other
construction management software Excellent communication and
negotiation skills for managing subcontractors, consultants, and
owners Bachelor's degree in Construction Management, Engineering,
Architecture, or related field (preferred) OSHA 30 certification
required; Site Safety Manager license a plus Job Offer Competitive
